Lucknow: People looking to purchase a residential plot in Lucknow may soon get a major opportunity, with the Lucknow Development Authority (LDA) preparing to launch its Naimesh Nagar and Varun Vihar residential schemes during the festive occasion of Ganesh Chaturthi.
Chief Minister Yogi Adityanath is expected to formally inaugurate the two housing schemes, with the online registration process for plots likely to begin on the same day. The launch is tentatively expected on September 13 or 14. The two schemes will offer residential plots ranging from 72 square metres to 450 square metres.

Registration for Around 6,000 Plots
According to LDA Vice-Chairman Prathamesh Kumar, registration for around 6,000 plots across the two schemes is expected to open simultaneously. The authority is preparing to begin the online registration process from Ganesh Chaturthi.
The LDA had sought time from the Chief Minister for the launch of the schemes, and approval has reportedly been received to organise the programme around Ganesh Chaturthi.
Major Push for Lucknow’s Planned Expansion
The Varun Vihar residential scheme is being developed over approximately 6,580 acres near the Agra Expressway, while the Naimesh Nagar scheme is coming up over around 3,600 acres along Sitapur Road.
The two projects are being planned as part of Lucknow’s expanding urban landscape, with an emphasis on organised residential development and improved infrastructure.
Plots from 72 to 450 Square Metres
The schemes will offer plots of different sizes to cater to varying requirements. Plot sizes will range from 72 square metres to 450 square metres, while the plots will be located along roads ranging from 18 metres to 45 metres in width.
The planned road network is expected to support better connectivity and facilitate more organised development in the surrounding areas.

Plot Prices to Start at Around Rs 21-22 Lakh
The LDA has finalised the indicative rates for plots under the two schemes. Plots in Varun Vihar are priced at around Rs 2,800 per square foot, while the rate for Naimesh Nagar has been fixed at approximately Rs 3,200 per square foot.
Based on these rates, the price of the smallest plots is expected to start at around Rs 21 lakh to Rs 22 lakh. The pricing is being viewed as competitive considering the proposed locations and planned infrastructure.
Two-Lane Bridge Planned Across Sai River
Alongside the residential development, infrastructure connectivity in the area is also set for a boost. A two-lane bridge is proposed across the Sai River near Hulas Kheda, between Haroni and Bhatgaon Pandey, with the aim of improving traffic movement and reducing congestion.
The proposed bridge is estimated to cost around Rs 19.94 crore and will have a total length of approximately 1,571.23 metres. The main bridge section across the Sai River will be around 90 metres long.
Local MLA Rajeshwar Singh had submitted a proposal to the state government for construction of the bridge. Following government directions, the Uttar Pradesh State Bridge Corporation prepared the project plan and submitted it for approval.
The proposal received in-principle approval from the government on August 26. Officials said financial approval is expected within the next one to two months, after which the project can move towards implementation.
The launch of the Naimesh Nagar and Varun Vihar schemes, along with planned connectivity infrastructure, is expected to further accelerate the planned expansion of Lucknow and create new opportunities for prospective homebuyers and investors.
